The Asset Management Division (AMD) invests in real estate equity and debt, corporate equity and debt, and infrastructure-related assets and companies. AMD operates on a global platform and our team works in a fast-paced, exciting environment.
Goldman Sachs Bank USA seeks an Analyst in Bengaluru to join the Asset Management team within AMD Real Estate. REM is a principal investing and lending platform that seeks to drive double bottom line returns by investing in underserved communities across the United States. The team makes debt and equity investments that finance real estate developments including mixed-income and affordable housing, retail, office, industrial, and charter school facilities, and provides financing to student and small business lenders, among others. UIG also manages GS Bank USA's Community Reinvestment Act program and works on transactions that fit GS’ One Million Black Women mandate to make loans and investments that narrow opportunity gaps for Black women across housing, education, healthcare, access to capital, workforce development, financial health, and digital connectivity.
Responsibilities
- Create, maintain and present detailed information concerning profit/loss, rate of return, cash flow, and performance of real estate assets across multiple portfolios.
- Learn the methodology and mechanics of real estate pricing models and be able to apply these models to existing inventory and potential acquisitions.
- Provide thoughtful color and commentary on the performance of real estate investments and key profit/loss drivers
- Ensure that the flow of data underlying all real estate investment level analytics is accurate and correct.
- Manage the data behind commercial leases, construction projects, rent rolls, and other asset-level activities that are used for modeling.
- Manage covenant and reporting requirements on asset-level leverage.
- Collaborate with both internal asset managers and external operating partners and property management companies to manage real estate assets.
- Track and upload key reports
- Assist in the deal closing process and manage post-closing obligations
- Perform market research.
Qualifications
- Strong academic background. MBA, CFA, or CA preferred.
- Strong communication skills (clear, concise, and confident) with the ability to manage internal and external relationships
- Team player
- Strong project and time management skills
- Proficient in Microsoft Excel
- Ability to work with automation and analytics tools (Alteryx, Tableau, Databases) a plus
- Experience with Argus or other real estate modeling tools is a plus.
- Able to work under tight time constraints
- Able to manage, organize and improve current processes.
